Franklin NH Real Estate Market Update: July 2025

This summer, I'm seeing a noticeable shift in the local real estate landscape—here in Franklin and across many parts of New Hampshire. After two years of sharp increases in home values, 2025 is showing signs of stabilization. While some sellers still expect prices to keep rising, buyers are becoming more cautious—if not fatigued—by the pace and pressure of the market. That's why youve seen many listings with price reductions.

Sellers: Expectations vs. Market Reality

In 2023 and 2024, New Hampshire saw record-breaking appreciation in residential real estate. According to NHAR (New Hampshire Association of REALTORS®), the median home price statewide rose over 16% between January 2022 and December 2024. This growth has led many sellers to assume that trend would continue into 2025.

However, the numbers this year are telling a different story:

That’s a marginal 0.7% increase, a clear sign of a leveling market.

Days on Market Doubled in the past Year

In Merrimack County, the median days on market has increased from 9 days in June 2024 to 17 days in June 2025. That’s nearly double the time it’s taking homes to sell.

Buyers: Slowing Down, Holding Back

Today’s buyers are hesitant. After years of competing in a red-hot market and watching interest rates bounce around, they’re pausing. Many are concerned about larger financial issues—changes in government policy, inflationary pressures, and an overall lack of confidence in the national economy.

Even though interest rates have eased slightly to the mid-6% range, buyers are expecting more value for their dollar. I'm hearing more often:
"This house would’ve gone for $30k less in 2022—why should I pay more now?"

The Importance of Skilled Representation

Whether you're buying or selling, 2025 is not the year to guess your way through real estate. Sellers need agents who can back up their pricing with current local data and marketing strategy. Buyers need professionals who can help them understand lending, timing, and negotiation options in a market that feels uncertain.

My advice; Seek out qualified, experienced, and local representation—someone who knows your neighborhood and is actively engaged in this market every day.
