Buying a Home Is a Lot Like Falling in Love

Franklin Forward: Real Estate, Residents & Revitalization

Hello! I’m Erica, a lifelong resident of the Lakes Region—about 40 years. Since becoming a licensed New Hampshire Realtor® in 2018, I’ve had the privilege of guiding buyers and sellers through one of life’s biggest decisions. But in 2023, I experienced it for myself when I purchased my very first home—right here in Franklin, NH.

What changed after becoming a homeowner? Everything.

It’s one thing to live in a city—it’s another to feel connected to it. After moving to Franklin, I found myself more invested in our city than ever before. It wasn’t just about real estate anymore—it was about roots, responsibility, and community.

So, I’m launching a local blog series: Real estate advice with a personal twist, written especially for Franklin. Let’s kick things off with a simple truth:

🏡 Buying a Home Is a Lot Like Falling in Love

It sounds cheesy, but hear me out:

💘 Love at First Sight?
Some buyers fall head over heels for the first home they tour. Others take their time, explore options, and pray on it. Either way, when you find “the one,” you just know.

🔎 There's an Inspection Period for a Reason.
Commitment takes discernment. Whether it’s a partner or property, you want to know what you're signing up for. Some flaws are manageable. Others? Dealbreakers.

🧰 Improvements, Upkeep & Surprises.
You’ll paint rooms, plant gardens, fix gutters, and meet the plumber at 6 a.m. It’s part of the journey. And somehow, it’s all worth it.

📆 A Long-Term Commitment.
Mortgages are often 30 years. That’s a serious relationship! But with each payment, you're investing in your future—not a landlord’s.

🪴 You Grow Into It.
What feels unfamiliar at first becomes home. You’ll stop noticing the quirks, and start building memories—along with equity.

💗 It’s Worth the Effort.
Like anything meaningful, homeownership comes with ups, downs, and occasional hardware store hauls. But it’s a foundation for stability, growth, and belonging.

This blog series will just scratch the surface of everything there is to know about real estate. Whether you're a first-time buyer, a seasoned homeowner, or just exploring, I’m here to help—with guidance, not pressure.

📊 Franklin Market Snapshot – May 2025

  • Total Active Listings: 30

  • New Listings: 17

  • Closed Sales: 9

  • Months of Supply: 1.58

  • Average Sold Price: $399,800

  • % of All Listings Sold Price: 87%

With inventory below a 4-month supply, Franklin remains in a seller’s market, and we’re seeing activity heat up heading into summer. Buyers are cooling on the higher (or over priced) properties, I believe airing on the side of caution.

Make it stand out

Whatever it is, the way you tell your story online can make all the difference.
